Inventory of Homes for Sale is on the Rise – Especially in Palmetto Bay

Debra Wellins There are definitely more homes on the market this year over last.  Take a look at the graph to the right that compares single family homes for sale between Jan 1 and June 1 in 2013 and 2014. Palmetto Bay has seen the greatest increase in homes for sale, up by 44%.  This is a super hot area to buy in right now. The Condo Construction Craze

Debra Wellins Been downtown lately?  It's a mass of construction cranes.  Condo towers are going up all over the place from Miami Beach to Hollywood. I've been tracking the 35 condo projects currently under construction in Miami-Dade County.  Three of them are now completed towers*. Most of these are available for pre-sale, meaning you can place a deposit down now, while under construction, and make payments at specified completion phases. Distressed Sales of Single Family Homes – Southeast Miami Dade Corridor – 2013

Debra Wellins Distressed single family home sales as a percentage of total annual sales are down since the first quarter in homes along the Southeast Miami-Dade corridor.  Distressed sales include foreclosures and short sales. Key Biscayne Luxury Condo Sales

Debra Wellins Condos with a waterfront view are selling on Key Biscayne.  Twenty seven properties have closed in the last 105 days at or above $1 million and 24 of these were waterfront. The Grand Bay had the highest sale at $5,750,000 ($1,195/square foot) for a 5 bedroom 3.5 bath condo, with 4,810 square feet of living space. Oceanfront Views – For Sale in Coral Gables, Coconut Grove, Key Biscayne and Palmetto Bay

You'd be surprised to know that true oceanfront single family homes for sale these days are rare.  Hundreds of properties have ocean access and are located off canals of Biscayne Bay, but there are only 17 properties in all of Coral Gables, Coconut Grove,  Key Biscayne and Palmetto Bay with true ocean or wide bay views - the kind you'd want to pay $10 million for. Sony Open Tennis on Key Biscayne is a Gift to Miami

Debra Wellins I had the luxury of spending the afternoon on Key Biscayne Friday, at the Sony Open, for early round tennis, under overcast skies that kept the temperature and sun level quite comfortable.  Although some of my favorites are missing from the tournament this year (Roger Federer and Rafael Nadal), I watched a good match between the fifth seeded Argentinian big guy, Juan Martin Del Potro and Germany's Tobias Kamke.  After a competitive first set that Kamke took in a tie breaker, there was a three hour rain delay followed by a surprise Kamke slaughtering in the second set. ...
