How Long to Sell Your Home in Pinecrest

Debra Wellins Sellers frequently ask me how long I think it will take to sell their home in the Village of Pinecrest.  Homes that are priced correctly usually sell within weeks in today's seller's market.  Price is clearly the number one factor that determines speed of sale. That being said, the time it takes to sell a home depends on a  number of other factors: current available inventory, location, style, appeal, updating, and motivation of seller and buyer. Pinecrest homes are averaging 95.5 days on the market (DOM). ... Continue Reading >

Pinecrest May See Decline in Sales Price Per Square Foot

Debra Wellins This year, single family homes in the Village of Pinecrest have sold for an average of $300 per square foot. I've been looking at pending sales data for 2014 and it shows the average list price per square foot at $260. Since the average sale price to list price ratio is 95% for the year, meaning that the average home sells for 95% of the asking price,  we can expect pending home sales to close at an average of $247 per square foot. This is not necessarily a... Continue Reading >

Home Flipping is Down

Debra Wellins The business of home flipping, a purchase and resale in less than six months, is down.  According to RealtyTrac's First Quarter U.S. Home Flipping Report, 3.7 percent of all U.S. single family home sales from January through March of 2014 were flips. This is a small drop from the previous quarter when 4.1 percent were flipped, and a more significant drop from one year earlier in the first quarter of 2013 when 6.5 percent were flipped. The Profit Home flippers had an average single-family home... Continue Reading >

Exquisite Waterfront Home in Coconut Grove’s Entrada Estates

Debra Wellins When I think of Coconut Grove, back in the 1920's, this is the house I picture... Romantic Spanish architecture with coral rock pathways leading to an arched entrance  flourishing with bougainvillea... Vaulted wood beamed ceilings, wood burning fireplace and rooms with individual character...                   Lush tropical old growth landscaping that's just a little bit wild and A separate guest cottage with living room and kitchen for my artist, poet and political instigator friends... Drama aside, this 4 bedroom, 5 bath home, with 4,023 square feet of living space  is special.... Continue Reading >

The Home Office Deduction

Debra Wellins Home office deductions are definitely a red flag to the Internal Revenue Service, increasing the likelihood of an audit.  However, the deductions may be worth the risk. Meet These Criteria Regularly use the space exclusively for business If it is not a separate structure such as a studio or converted garage, it must be a room where no other activities are performed. For employees, it must be the principle space where you conduct business or a place where you meet clients or customers. And it must be used for... Continue Reading >
