Pinecrest – 3rd Quarter Sales 2015

Single family home sales are steady and stable in the Village of Pinecrest.  The chart compares the third quarter of this year to third quarter sales in 2014 and there are a few surprises. Update on Devonwood Sales

Devonwood is a very desirable community in the Village of Pinecrest located off Ludlam Road between 131 St and 136 St.  Many of us call it the Coconut Grove of Pinecrest because the streets and homes are so beautifully shaded by towering oaks, mature trees and lush tropical landscaping. Debra Wellins In the Village of Pinecrest, 13 acre parcels of land this year have transferred ownership.  Five lots were exclusively land sales and eight were homes on acres that sold for land value. Here's the break down. Land Sales: Total 5 When looking at land values, the actual sale price is less significant than the sale price per square foot ($/SF) because parcels very in total square footage. June single family home sales in The Village of Pinecrest ranged from $5,100,000 for a new modern home with 9 bedroom, 9.5 bath and 10,000 square feet of living space to $433,650 for a 3 bedroom, 2 bath home built in 1957. Luxury Market: Sales Over $1 Million In the luxury market, with 13 sales over $1 million, the hot market continued to be between $1 – 1.4 million.  Eleven of the 13 homes that sold in the second quarter were between $1.1 and $1.3 million. Lakefront Condo Sold

Congratulations to my seller who recently closed on her lakefront penthouse apartment. This was one of the few condos around that had three spacious bedrooms with a split floor plan and three full baths. The seller was incredibly happy in getting the highest price for a condo in her building this year, despite the fact that it needed total renovation.
