One Sale Leads to Another – Relationships in Real Estate Deals

As real estate deals go, this one was a triple double.  I was tremendously fortunate to represent the buyers and sellers in a transaction that closed today.

I’ll tell you about the home in a minute as I’m more interested in relating why relationships, not to mention open houses, are so important in the real estate business.

I met the sellers about a year ago when they purchased one of my listings in Biltmore Heights. They dropped in during an open house, instantly fell in love with the home and hired me on the spot to represent them with their purchase.  As our relationship developed, they were so pleased with my services that they asked me to also represent them in the sale of their home in West Kendall.

One Sale Leads to Another

The buyers of the West Kendall home also stopped in to my open house, made an offer later that day and asked me to represent them in the transaction. They told me today, after the closing, that had it not been for my knowledge, skill and thoroughness, this deal would not have closed.  There definitely were a few bumps in the road with financing, but we persevered to a successful closing.

About the House

The buyers are now the proud owners of a 4 bedroom, 2 bath, 2,575 SF patio home in Rustic Lakes. The sellers prepped the house perfectly, painting, landscaping and making all the minor repairs necessary for the home to look pristine and well maintained. Although the kitchen and baths had not been updated since its construction in 1977, it showed beautifully, even without a stitch of furniture.   I recommended staging it, but the owners decided to try without since it was so clean, open, airy and cheerful. Plus the grounds had pretty Caribbean landscaping with butterfly gardens, bamboo, orchids and specimen palms. This was a hot property, under contract in ten days, in a neighborhood where homes were on the market far longer.

I couldn’t be happier for the buyers and sellers, both wonderful families who were a pleasure to work with.
