Just Listed Pioneer Home in South Miami

Debra Wellins I've just listed this historical gem in South Miami.  The original 2 bedroom home was built in 1909 and lived in by the supervisor of the mango grove. In 1941, a warm and inviting living room with huge fireplace was added along with the bathroom and a new breezeway.  The old porch became the new kitchen as it stands today. Then in 1996, a sprawling outdoor deck was added off the back of the home as well as French Doors off the living room and kitchen. The... Continue Reading >

The Best Real Estate Market Indicator – Number of Months Supply

Debra Wellins The number of months supply of housing inventory is the most important metric in the real estate business and the key to understanding housing market value trends. The optimum number of months supply ranges between six and nine months.  Once the number of months supply falls below six months, the value of homes and condos increase. Once the number of months supply rises above nine months, values begin to level out, and eventually begin to fall as the number of months supply... Continue Reading >

Pinecrest Open House Sunday From 1-3

Debra Wellins Please join me this Sunday, September 28 at my open house located at 10900 SW 68 Avenue from 1 - 3 pm. You must come see this phenomenal oak laden acre in one of the hottest neighborhoods in the Village of Pinecrest. I am not kidding when I say this street is beyond quiet with little to no traffic, short of the residents who live on the block. Not only is this lot ideal for building a custom estate, but it's all Pinecrest schools and walking distance to parks... Continue Reading >

Just Listed – Fabulous Acre for Sale in Pinecrest

Debra Wellins Affordable acres in the Village of Pinecrest are increasingly rare these days, especially on a quiet, low-traffic street in one of the most desirable neighborhoods in Pinecrest. My new listing at 10900 SW 68 Ave is just that, an oak laden .91 acre lot with a 2 bedroom, 1.5 bath home, architecturally in the vernacular of an Alfred Browning Parker design.  It's 1,524 square feet of charm in need of updating that could please a first time home buyer looking for a beautiful piece of paradise, in a superb school district. More than likely,... Continue Reading >

Cool New Futuristic Building Materials

Debra Wellins At the top of the cool building material chart is a company called uBeam who is leading the charge, so to speak, in wireless smartphone charging techniques.  uBeam is developing an ultrasonic sound transmitter that will fill a room with inaudible energy.  A receiver in your wireless device will be able to pick up the sound and convert it back to energy, allowing owners to charge their devices anywhere in the home.  The transmitters can be placed around the home to provide... Steven Sotloff’s Call to Action

imagesXVD6EEI4 I was having dinner with friends the evening after Steven Sotloff's memorial at Temple Beth Am in Pinecrest.  Feeling drained and exhausted after a deeply sad week and a most heartbreaking service, we were discussing the death of Steven and the escalating crisis in Syria and Iraq. One friend suggested that journalists, with all due respect, who place themselves in dangerous positions, who bravely make choices to follow stories into terrorist countries,  assume the risk and consequences of their professional actions. He went on to say that we, as... Continue Reading >

The Lake at Pinecrest Gardens Gets a Facelift

Debra Wellins Pinecrest Gardens, the spectacular botanical garden in The Village of Pinecrest, has just completed the installation of a gorgeous rock border around the lake thanks to funding provided by The Garden Fund and the support of Craig Morell, Horticulturist at Pinecrest Gardens. The oolitic rock was also placed between the grass and the dessert garden to delineate these two areas. You may recall the "running of the flamingos" back in the days of Parrot Jungle.  This is the area that has been enhanced and beautified. As a board member of The... Continue Reading >

The Courts Did Right by this Disabled Veteran

Debra Wellins A disabled veteran prevailed in the federal appeals courts this week on a discrimination lawsuit against a Central Florida condominium association. Ajit Bhogaita, an Air Force veteran, suffers from post traumatic stress disorder (PTSD).  In 2008, he acquired a support dog named Kane to help him in his recovery. The dog exceeded the condo association's allowed weight limit of 25 pounds so the condo association demanded that the vet remove the dog from his unit. Bhogaita filed a complaint with the U.S. Department of Housing and Urban Development and the Florida Commission on... Continue Reading >

Just Closed on Another Townhouse

Debra Wellins Its been a great run for Wellins Dwellings this year.  I've had four closings in three months, all smooth as silk, happy buyers and sellers and personally, a most satisfied feeling. My clients and I work closely through the process of buying and selling their homes and we get to know each other quite well, becoming extended family, so to speak. I've really enjoyed working with Joyce, Gary, Liz and Christine this year and am looking forward to working with my two new sellers.  Both own... Continue Reading >
