Just Listed in Pinecrest – A Devonwood Beauty

exteriorback_1200 My newest listing is a contemporary family home in Devonwood on half an acre that thrills from the moment you walk over a wooden foot bridge through a lush tropical hammock to enter this fabulous abode.  Devonwood, one of the most desirable, safe and private communities in Village of Pinecrest, is known as the Coconut Grove of the Village by virtue of its forest of towering oaks and palms and shimmering landscapes of filtered light. It is patrolled by a state trooper such that residents rarely lock their doors.  For real!  And the schools are top notch. Features This extremely spacious two-story family home has... Pho Long Hy Vong

IMG_5247 After 36 years, the final night of pork rolling cakes, calamari salad, best pho in the world, beef and fresh rice noodles and spicy fried chicken was nothing short of delicious delirium.  Despite the Friday early seating, the spirited diners were jubilant to snag a table for the last supper (perhaps).  The eight and ten o'clock diners were no doubt mightily disappointed that the early birds got the last of the Banh Cuon - steamed pork rolling cakes. There is some bright news, though. Owner Kathy Manning has a site on Douglas Road in mind for the... Continue Reading >

The Dead Return to Haunt The Barnacle

dancing_in_the_moonlight_by_welshdragon A haunting feast for the eyes, ears and soul...this show is not to be missed.  It's not exactly the Dead, as in Grateful.  Rather it's the spirits of fictional characters from historic Coconut Grove who come to life in dance as they jete and pirouette across The Barnacle Historic State Park. Watch as they dance their stories beneath the moonlit sky and try to escape their tragic endings. When and Where October 28 and 29 at 8:30pm Pay what you can - between $10 and $20.   Just keep in mind that the... Continue Reading >

Q3 Hot Markets in the Village of Pinecrest

Pinecrest Lux Sales Q3 2015 The luxury market in the Village of Pinecrest continues to thrive in the $1M to $1.4M price range.  Out of 30 single family home sales, almost half the sales were in this pocket.  The balance of sales fell between $1.5M and $2.9M. When comparing high-end sales for the third quarter of 2015 to 2014, the numbers are stable. However, sales under $1M have dropped by 24%.  The biggest change in comparing Q3 sales this year to last is in the $500K to $799K price range - off by 56%. The hot market, at 46% of... Pinecrest – 3rd Quarter Sales 2015

Pinecrest 3rd Q Sales 2015 Single family home sales are steady and stable in the Village of Pinecrest.  The chart compares the third quarter of this year to third quarter sales in 2014 and there are a few surprises. The average luxury home sale price is up a mere 2% as is sales under a million at 2.5%.  The average sale price per square foot is up 6% in the lux market whereas home sales under a million have seen only a 3% increase. One surprising stat that has come out of Q3 sales is how... Continue Reading >

Honoring Steven at Pinecrest Gardens – The Steven Joel Sotloff Memorial Garden

Debra Wellins "Everyone has two lives.  The second one begins when you realize you have only one." These words were written by Steven Sotloff while in captivity by ISIS.  His family, Shirley, Art and Lauren Sotloff received this letter from Steven six months after he disappeared from the Syrian border without a trace. Smuggled out of Syria, this letter was their first real confirmation that Steven was alive, giving them hope, comfort and something tangible to cling to through the year of despair. Yesterday, I attended the commemoration of The Steven Joel Sotloff Memorial Garden. ... Continue Reading >

You Buying? 8 Provocative Questions to Ask a Home Seller

Debra Wellins Most of the time, a home buyer does not have opportunity to directly question a home seller.  Sellers usually make themselves scarce during showings and this is always preferable. When I represent a buyer, if an opportunity presents itself to talk with the seller directly, there are some excellent questions to pose that often elicit answers not required or documented. These questions can be addressed to the seller's agent but the answers will likely be filtered and not as revealing. What's the history of the house? Did you have any... Continue Reading >
