Same Sex Marriage- The Property Title Issue

SSMC Same sex marriage became legal in the State of Florida on January 6, 2015.  And up until now, gay and lesbian couples had no rights as a married couple, despite being legally wed in other states. There are, however, legal issues that remain unresolved concerning same sex marriage that can and will impact real property and ownership rights. So how are the underwriters handling the issuance of title to same sex married couples (SSMC)? Here's the legal lowdown. They are instructing that joinder of... Continue Reading >

This condo sold for a sweet $285,000, a great price for an apartment with bay and city views from every room. The owners are thrilled with their purchase and are in the process of fixing it up as they make this their new home, all the way from Sitka, Alaska. The condo has great amenities including... Is There a Housing Bubble About to Burst?

Housing-Bubble I've been reviewing economic outlooks for the national housing industry to see what the experts are saying about bubble trouble for 2015. The “bubble” is an unsustainable rise in prices, often fueled by speculation and lending and characterized by easy credit, irrational exuberance and a rapid rise in prices. Real estate bubbles are measured by a few fundamentals and a crystal ball.   (1) Are prices rising faster in markets that are already inflated? (2) How many markets are overvalued by 10% or more? It seems that national home prices... Continue Reading >

Pinecrest 2014 Single Family Homes Sales

Comparison of Sales I've just taken an early look at the 2014 average and median sales of single family homes in the Village of Pinecrest and compared the numbers to last year. To date, 217 homes have sold this year, while at the same time last year,  230 homes closed. In the chart you will see that the number of bedrooms and bathrooms are stable.  However, the average price of homes has increased over last year by $207,000 or 15% and the median price by $125,000 or 13%. The average and median sales... Continue Reading >

South Miami Pioneer Home Closed

7260 SW 76 St_south side back My 1909 pioneer home in South Miami just closed for $425,000.  This was a very exciting sale for a number of reasons, the most important of which is that the buyer is keeping the original home and not tearing it down. The new owner, soon to be married, fell in love with this rustic abode on 3/4 acre and agreed to work with Miami-Dade County Historic Preservation to maintain the original house, which is in the process of being designated as historical.             Although the original... Shilla Korean BBQ

IMG_3737 Thinking about what to do after over-dosing on turkey leftovers? Go Korean!  We discovered Sushi Café Shilla Korean BBQ over the Thanksgiving weekend, a family style restaurant with warm service and very good food. We skipped over the sushi and went straight for the Korean bbq, replete with in-table hibachi style cooking referred to as the "ondol."  Side dishes of marinated mushrooms, potatoes, bean sprouts, tofu and delicious kimchee began our Korean experience, courtesy of the house.  Add to that a bottle of Soju and the evening kicked... New Construction in the Village of Pinecrest

modern 1 There is certainly no shortage of new single family homes being built in Pinecrest these days. I drove around the Village from 102 Street to 118th Street, just east of Ludlam and found 8 homes under construction, some in the early stages and some almost completed. The architectural styles are a mix of Key West, Mediterranean and Modern. I definitely have my eye on the stunning contemporary going up (see photo above).  It's available if you're interested.  Call, text or drop me an email if you would like to tour the property, see the floor plans or... Just Listed Pioneer Home in South Miami

Debra Wellins I've just listed this historical gem in South Miami.  The original 2 bedroom home was built in 1909 and lived in by the supervisor of the mango grove. In 1941, a warm and inviting living room with huge fireplace was added along with the bathroom and a new breezeway.  The old porch became the new kitchen as it stands today. Then in 1996, a sprawling outdoor deck was added off the back of the home as well as French Doors off the living room and kitchen. The... Continue Reading >
