Enjoy this deep dive into the data for the Village of Pinecrest single-family homes sales – 2024. You’ll see a slight dip in number of homes sold at 176, down by 8% from last year, as the inventory continued to be low. What’s remarkable is the average price of homes at $3,525,138, up almost $600,000 from the previous year. The average price per square foot was also up by 12% at $849.
In looking at the highs and lows, the most expensive property sold for $14,300,000 in NE Pinecrest and the most affordable for $950,000 in NW Pinecrest. Homes took an average of 82 days to sell and sold at 95% of sale price to list price.
Pinecrest keeps the buyers coming, with it’s great schools, rural vibe and large acre parcels. Take a look at the chart for all the numbers. And see the map to understand how I divide Pinecrest into quadrants for purpose of analysis.
The NE sector continued to command the best prices, always on top when comparing average price, price per square foot and median price. The NW area had the next highest median price and price per square foot. There’s a lot more new construction and renovation opportunity as you move westward, where properties are a little more affordable to develop.
The SW sector always has the greatest number of sales because lots are mostly quarter acre and much more affordable with an average sale price of $2,446,555. Compare this to NE Pinecrest where the average sale was $5,985,166.
Another interesting comparison is the price point of homes selling in each quadrant. NE Pinecrest sales were all above $3 million while a little over 50% of the homes in the SW sold between $1-2 million. The highly popular NW section saw sales split evenly between $1-3 million and $3 million and up.
With mortgage rates at 6.9% at the time of this blog, it will continue to be challenging for first-time home buyers to get in the game in The Village. But my strong recommendation is to get pre-approved, know what you can afford and start looking.
