In July, 27 single family homes were sold in The Village of Pinecrest for a total volume in sales of $29,898,500. Sales were strongest in the $600,000 – 700,000 range and in the $1 – 2 million range for the luxury market. The average home was 5 bedrooms, 4 baths, with 4, 050 square feet of living space that sold for $1,107,352 or $273 per square foot. The average house sold for 95% of sales price to list price and was on the market for 100 days. Last July, 2012, the average sale price per square foot was $246.

In looking at pending sales for the month of July, 38 homes went under contract. The average pending sale was a 5 bedroom, 4 bath house with 4,139 square feet of living space at an asking price of $999,143 or $241 per square foot. These homes had been on the market an average of 145 days before an offer was accepted.
Pinecrest had 30 new listings in July, the average being a 5 bedroom, 4 bath home with 4,606 square feet of living area, offered at $ 1,558,063 or $338 per square foot. This increase in list price per square foot is a good indicator that housing values in The Village and seller confidence are up.
There were no short sales or foreclosures in the month of July.
