It’s been an amazing month in real estate with three sales in three weeks. The wave started with a 3 bedroom, 2.5 bath condo sale in Grove Isle, beautifully staged by Showhomes, that garnered the highest price per square foot of any west side, low floor corner unit in the history of Grove Isle ($446/SF). Other agents told me it couldn’t be done, that my seller would never get close to her asking price. Not so!  We persevered and ended up with two great offers.

The next sale was a 5 bedroom, 4.5 bath, 1935 Mediterranean revival beauty on Saint Gaudens Road in Coconut Grove.  My seller listed it with a tenant on board, which made it tough to show. After the tenant moved out, we staged the home with Elite Staging, and sold it in one week for $3,100,000 or $766/SF.

Sale number three was a 3 bedroom, 2.5 bath home on Mindello St. in Coral Gables. I had three offers on this charmer before I could list it in the MLS. My seller chose a full price financed offer rather than a cash offer over asking price simply because she liked the buyers.  This was a complex transaction but the buyer and seller worked seamlessly through the challenges to complete the deal.
