Southwest Pinecrest Home – Key West Style

Single family home sales in the Village of Pinecrest increased ever so slightly in 2025.   There were 192 closed sales last year, up by a mere one percent over 2024.  While average sales prices remained stable year over year at $3,531,000, the average price per square foot declined modestly by 5%, suggesting some softening in pricing efficiency.

Sellers also faced increased market resistance, with homes selling at an average of 93% of  list price and remaining on the market 30% longer than in the previous year.

Last year brought a more balanced market between buyers and sellers. More inventory brought more options.  More options reduced pressure on buyers.  And interest rates ranged between 6.5% to 7% for most of the year before declining toward 6% in December.  So buyers had time to breathe and make better, less rushed decisions.

The Neighborhood Data

When breaking it down by neighborhood, the highest sale of $19,500,000 was in Northeast Pinecrest.  This area consistently commands the highest prices and stayed true to form last year with an average sale price of $6 million and an average price per SF of $928.  Althought he best deal was a sale in Northwest Pinecrest at $985,000 (and the only sale under $1M), Southwest Pinecrest always has the most sales and the lowest prices. This is the sweet spot for first time home buyers, looking to move to the Village of Pinecrest. Homes and lot sizes are smaller and more affordable.

Price Points

There were 58 sales in between $1 – 2 million followed by 48 sales between $2 – 3 million.  The next hot range was $4 million and up with 55 sales.  New construction continues to attract ultra- high net worth buyers who want large contemporary homes on acreage.  What else do they want?
