What This Means for Buyers and Sellers

Buyers have limited choice as inventory is still shy of the numbers we like to see for a balanced market. The Grove has just under three months of inventory right now.  This means that demand exceeds supply and properties, correctly positioned, sell quickly, often with mutliple offers.  The data shows that the average home in July, August and September sold in 88 days at 94% sale price to list price.  (This number does not take into account price reductions. The sale price to list price ratio is based on the final list price to sale price.) Here’s a good read to better understand why inventory is so low,

Buyers need to be ready to jump should a great home hit the market.  Meet with your financial advisor or lender for a pre-approval.  Have a letter of credit or proof of funds from your broker or banker to support a cash offer. Hire an agent who knows the neighborhood. And, if time allows, visit the home a few times for certainty. Buyers…here’s a good read for tips for what to offer on a house.

Sellers need market knowedge and an experienced realtor for advice on accurate pricing and strong presentation. Despite being in the drivers seat,  pricing correctly out the gate and preparing the home to look its best, are critical.  Buyers are savvy and more selective. If not under time constraints, they will wait for an appealing home, in a better location with a realistic price, especially with interest rates at 7.3%.  Overpricing is costly in more ways than one!
