Pinecrest Home Prices Up

I thought I’d do a little data digging today for single family home sales in the Village of Pinecrest from January to June 2025 vs the same period in 2026.  Sales are steady but prices jumped 17%.  The average price per square foot (PPSF) also increased 5%.

Price Range for Pinecrest Home Sales

The sweet spot for sales is the $1-3 million range. But this always requires an explanation for the Village of Pinecrest. East Pinecrest and several blocks west of 67th Ave are predominantly acre properties.  The SW section of Pinecrest has quarter acre properties that sell fast and furious in the Village becasue their price point is in the $1-3 M range.  The $3-5 M price range is also coveted for homes that need some updating but get you into Pinecrest with nice size properties in the 3/4 acre to one or more acre lots.  For historical data, here’s the 2025 Village of Pinecrest Home Sales Annual Review.

 

Pinecrest is Special

Pinecrest is unique as it’s the only neighborhood with a substantial number of large sprawling properties, many with new contemporary estates. And the neighborhood is close to great public and private schools and not too far from Brickell and Downtown Miami. The next stop for acreage is the Redlands to the South or Southwest Ranches to the North.
