Ultra Luxury Smart Home Technology

Debra Wellins This is how it works!  You're having a party and want to set the mood.  With one touch,  the lights turn on to a preset softness and color, the thermostat reduces the temperature, the fountains flow, the motorized shades retract, the music begins, the front gates open and the fireplace ignites.  Bing-bang-boom. Home automation is the rage in ultra luxury residences and businesses.  You may have heard some of the buzz words like Lutron Lighting and Crestron Systems that are promoted in real estate marketing.  According... Pinecrest Real Estate Market Update

Debra Wellins To show you the trends in the Village of Pinecrest real estate market these days, I've created the chart below that shows the number of new listings that came out on the market each month in 2013 combined with how many of those new listings have either pended or sold. As you can see, we had the highest number of new listings in April and the highest number of pending or closed sales in May.  This trend is very common for... Continue Reading >

Debra Wellins The luxury residential market is healthy with 38 homes selling at $2 million and up.  Since January,  11 homes in  Pinecrest, 10 homes in Coral Gables and 17 homes in Coconut Grove have closed, 21 of which are waterfront. *Some Nice Features* Most of these high-end homes have what you would expect: gourmet kitchens, luxurious bathrooms, game rooms, quality craftmenship, guard gates, spectacular landscaping and boat dockage with waterfront estates.  But many have additional features that make them alluring homes to attract specific... Five Year Comparison of Average Price Per Square Foot in Pinecrest

Debra Wellins In looking at the "average list price per square foot" and the "average sale price per square foot" in Pinecrest, there is good reason for optimism.  These numbers are indicative of buyers and sellers frame of mind. Between  2009 - 2011, prices per square foot declined.  You can see by the graph below that  prices began to rise in 2012 and continue to rise by almost 7 percent this year. Buyers and sellers are clearly more confident about increasing home... Continue Reading >

Oceanfront Views – For Sale in Coral Gables, Coconut Grove, Key Biscayne and Palmetto Bay

You'd be surprised to know that true oceanfront single family homes for sale these days are rare.  Hundreds of properties have ocean access and are located off canals of Biscayne Bay, but there are only 17 properties in all of Coral Gables, Coconut Grove,  Key Biscayne and Palmetto Bay with true ocean or wide bay views - the kind you'd want to pay $10 million for. You would think Key Biscayne would come in first for ocean views but there are only three homes for sale that meet the criteria.  Coral Gables has... Continue Reading >

Smokers’ Homes Have Lower Value

Debra Wellins And I'm Not Talking About Smoking Pork...  I read a timely article last week in Florida Realtors that supported what I recently told a seller about smoking and the value of his home.  A survey of Ontario real estate agents and brokers, sponsored by Pfizer Canada, found that smoking in the home could potentially lower the value of property up to 29 percent.  Regardless of the survey, this is truly common sense.  Indoor smoking, especially to non-smokers, leaves a  lingering and distinct stale odor in a... Hard to Find a House in Pinecrest’s Devonwood

Debra Wellins Devonwood is a picturesque tree-lined and walled community in Pinecrest with approximately 77 homes located off 67th Avenue between 131st Street and 136th Street. The homes range from 4 - 8 bedrooms with 2,200 - 7,300 square feet (sf) of living area on sizable lots from a half acre to just under an acre.  Homes for sale in Devonwood generally cost from $600,000 to over $1.5 million. Devonwood, like all Village of Pinecrest communities, is a stable residential neighborhood, with a very low turnover of homes.  Since March, 2012, only six homes have sold and currently, only... South Miami Homes for Sale

Debra Wellins The City of South Miami has only 29 single family homes for sale between $2,875,000 ($436/SF) and $130,000 ($167/SF).   The median home on the market right now is 4 bedroom, 2 bath, 2,225 square feet with an asking price of $639,000 ($264/SF). I have quite a few buyers right now that are looking in this neighborhood. Some are investors but most are first time buyers and families who love the tree lined streets, the charm of the homes and the proximity to restaurants and shopping around Red Road and Sunset Dr. Click here to...
